Director Keating stressed that while this property is <br />located within the CR 512/1-95 Commercial/Industrial 665 acre <br />Node, it and the property around it, though not heavily <br />developed, is zoned residential. He further noted that the major <br />portion of the node is on the north side of 512, and when land <br />was added to the node on the south side of 512, it centered <br />around that land being used for a more retail commercial type <br />activity rather than the more industrial activity that was <br />intended for the northern side. Staff is concerned that the way <br />this particular parcel goes will have a domino effect on parcels <br />on the south side of 512. <br />Commissioner Eggert noted that the Economic Development <br />Council and the new industries group of the Council of 100 have <br />been following this same kind of track and they are looking at <br />the potential of an industrial park out there. She personally <br />for a long time has had a problem with sticking heavy commercial <br />in the middle of residential and her vote will reflect that. <br />Chairman Wheeler had a question about what is allowed and <br />what is not allowed in CH, i.e., no fast food and no drive- <br />throughs. He wanted to know why those uses are not allowed. <br />Director Keating explained that what the CH District is <br />intended to create is a warehouse district or an entire <br />manufacturing district where there are heavy uses and a lot of <br />truck traffic. The idea is to separate out the high intensity <br />uses such as high intensity retail or restaurants of that type. <br />Staff is recommending that the type of uses approved here would <br />be CG or CL which would allow high-intensity retail and drive- <br />through type retail. <br />Chairman Wheeler felt there is an inconsistency when you <br />separate out fast foods and drive-throughs but put in 7-11 Stores <br />and gas stations. <br />Commissioner Scurlock felt all those intense uses should be <br />included in the same group.
