,FEB 13 <br />t3ool; 7 <br />Planner Loeper believed what we are talking about is the <br />general area between King's Highway on the west; 43rd Avenue on <br />the east; 8th Street on the North; and 13th St. SW on the south. <br />Chairman Eggert commented that the Civic Association is <br />suggesting that the Green Area, which has been moved from LD -1 to <br />LD -2, be brought back to LD -1. <br />Commissioner Scurlock believed part of that request is based <br />on the existing subdivision being shaded a higher density, and it <br />is colored what it is so that it is in conformity. <br />Commissioner Bird realized the requests by the Civic Associ- <br />ation are for downzoning to lesser densities than those shown on <br />our existing map, but, on the other hand, some of the people here <br />today are saying they want it higher -than what shows on the <br />existing map. <br />Discussion ensued regarding the Kelly and Morris properties <br />which Attorney Nall is representing. The Morris property is <br />right across the street from the Freeman request - right across <br />58th Avenue on 8th Street. <br />Director Keating noted that it is a little to the west, and <br />stated that certainly reducing this from 6 to 3 would be no <br />problem from the flood plain standpoint. Staff suggests keeping <br />this the same and leaving the pink here because of Pine Tree Park <br />Subdivision. In both of these, staff's rationale was to increase <br />densities within the Urban Service Area where services are <br />available, and there are major conflicts of suitability. <br />Commissioner Scurlock noted that, in other words, staff <br />wouldn't mind taking it to LD -1 except for the part that is <br />existing, and this was confirmed by Director Keating. <br />Chairman Eggert had a question regarding the fact that one <br />of the requests goes into the "R" along 8th Street. <br />Director Keating advised that the ones in the "R" are in a <br />flood plain, and with lower densities, they may be easier to work <br />with. <br />94 <br />
