Mr. Sasan Rohani, IRC Chief of Long -Range Planning, reviewed the <br />information contained in his memorandum dated December 3, 2013 and gave a <br />PowerPoint presentation, copies of which are on file in the Commission Office. <br />He concluded with staffs recommendation that the PCZ recommend that the <br />Board of County Commissioners (BCC) approve the proposed amendment. <br />Mr. Emmons asked if this was a situation whereby it was originally an <br />oversight and this was just a better use of the actual land itself today. <br />Mr. Rohani explained the applicant used to have its sales office located in <br />the subject parcel; but the building had since been demolished and it made <br />sense to change the land use so all the land use in the south portion of the <br />development would be residentially zoned, and what was now going to be <br />commercial was a continuation of the commercial zoning to the west. Mr. Boling <br />added that one of the plan amendment criteria specifically provided for land use <br />designation swaps such as the subject application. <br />Mr. Steve Moler, representing the applicant, came forth and offered to <br />answer any questions. <br />Mr. Emmons asked what the applicant's intended to use the subject <br />property for if the request was approved. <br />Mr. Moler responded the site would be used as a real estate office by the <br />applicant and possibly as administrative offices for property associations, etc. <br />Vice -Chairman Brognano opened the public hearing at 7:10 p.m. and since <br />no one wished to speak, the public hearing was closed. <br />ON MOTION BY Dr. Day, SECONDED BY Mr. <br />Stewart, the members voted unanimously (5-0) to <br />recommend that the Board of County <br />Commissioners approve the proposed rezoning and <br />redesignation amendment to the County's <br />Comprehensive Plan. <br />Plannin <br />ers <br />Mr. Boling advi -.
