McCoy, AICP; Senior Planner, Curren' Ce elopment <br /> DATE: May 30, 2014 <br /> SUBJECT: Hutton Growth One,LLC's Request to Rezone Approximately 3.32 Acres from <br /> RM-10 Residential Multi-Family (up to 10 units per acres) to Planned <br /> Development Mixed Use District(PDMXD)and to Obtain Conceptual Planned <br /> Development Plan Approval for a Project to be Known as Family Dollar- <br /> Gifford Mixed Use [2005080302-71772 /PD-14-03-021 <br /> It is requested that the data herein presented be given formal consideration by the Board of County <br /> "V"` Commissioners at its meeting of June 10, 2014. <br /> DESCRIPTION & CONDITIONS: <br /> This is a request by Hutton Growth One,LLC,through its agent Campo Engineering,Inc.,to rezone <br /> approximately 3.32 acres from RM-10, Residential Multi-Family (up to 10 units per acres) to <br /> PDMXD(Planned Development Mixed Use District). As part of the rezoning request,a conceptual <br /> PD plan has been submitted for approval. <br /> The development site is located at the southeast corner of 45th Street and 43`d Avenue. The purpose <br /> of this request is to secure a zoning district and an approved conceptual PD plan that allows <br /> development of a Mixed Use District project containing a mixture of residential and commercial <br /> uses. <br /> Planning and Zoning Commission Action: <br /> At its meeting of May 22, 2014, the Planning & Zoning Commission voted 6-0 to recommend <br /> approval of the PDMXD rezoning and the conceptual PD plan as recommended by staff (see <br /> attachment#3). <br /> Planned Development Rezoning <br /> Totaling approximately 3.32 acres,the project site is located at the intersection of two Thoroughfare <br /> Plan roads (43`d Avenue and 45th Street), is designated M-2 (Medium Density Residential up to 10 <br /> units/acre), and is adjacent to a C/I (Commercial/Industrial) node.
