Gifford Neighborhood Plan 2014 - <br /> Non-Conforming Uses <br /> A non-conforming use is a use which was lawful prior to the adoption, revision, or amendment of land development regulations, but <br /> which would be prohibited or further restricted under the terms of current land development regulations. In Gifford, mobile homes <br /> located in single-family or multiple-family zoning districts constitute the majority of residential non-conforming uses. <br /> Non-residential non-conforming uses exist along 43rd Street as well as sporadically throughout Gifford. As shown in Figure 3, the <br /> area just west of U.S. Highway 1, along 43rd Street, is zoned CL, Limited Commercial District. Although several bottle clubs operate <br /> in that area of Gifford, such establishments are not permitted in the CL zoning district. <br /> Demographics <br /> The information in this section is derived from the 1990, 2000 and 2010 Census. Most of the Census demographic information is <br /> available only at the Census Tract level. Bounded by Old Dixie Highway on the east, 58th Avenue on the west, 41St Street on the <br /> south, and the North Relief Canal on the north, Census Tract 503.02 has a geographic area that covers most of the Gifford <br /> Neighborhood Plan Area. Consequently, the data for this census tract were used to represent the plan area. Table 2 below identifies <br /> the basic demographic make-up of the Gifford Neighborhood Plan Area (Census Tract 503.02) compared to Indian River County as a <br /> whole.
