Savage <br />DATE: February 24, 2015 <br />DESCRIPTION AND CONDITIONS <br />Stephen and Vicky F. Savage own a single family home located at 2606 52nd Avenue, <br />Vero Beach (Exhibit "A"— parcel description). The house is on the northeast corner of <br />26th Street and 52nd Avenue. The Savages recently approached the County to <br />purchase the property which will be used as right-of-way for the 26th Street widening <br />project. <br />The parcel (Exhibit "A") is 0.35 acres in size and 128 feet in length along 26th Street. <br />The property is zoned RS -6, single family residential, up to six units per acre, and <br />improved with a 3 bedroom, 2 bath CBS/Stucco that was built in 1978. The property <br />includes a screened in -ground pool. A recent appraisal of the property performed by <br />Boyle & Drake, Inc., a Vero Beach appraisal firm, values the property at $210,000. <br />After negotiations the Savages have agreed to accept the purchase price of $195,000 <br />for the entire parcel. There are no attorney fees and the appraisal fee ($400) was paid <br />by the County under a separate contract. <br />FUNDING <br />Funding in the amount of $210,000 has been budgeted for Right of Way in FY 14/15 <br />from Traffic Impact Fees -District I I/ROW/26th St/43`d to 66th Ave, Acct #10215241- <br />066120-06011 <br />113 <br />
