Some regulations have changed, since the time of site plan ap- <br />proval, that would slightly affect the project's design if it were <br />reviewed as a new application today. The members of the Technical <br />Review Committee (TRC), except for the representatives of the <br />Public Works Department,concur that the changes that have occurred <br />are not significant enough to require any site plan revisions. <br />Public Works�however�would require two additional changes: <br />1. a public pedestrian access easement shall be established <br />and labeled to include the sidewalk along the proper- <br />ty's 37th Street frontage; <br />2. the driveway and parking area subgrade stabilization <br />must be noted as minimum F.B.V. 50 p.s.i. <br />If these two conditions are met, all members of the TRC agree that <br />site plan extension should be granted. <br />Pursuant to the provisions of Section 23.1•(G)(2), Appendix A of <br />the Zoning Code, Medical Services Center Partnership is requesting <br />a full 1 year extension of the approved site plan. Pursuant to <br />section 23.1(g)(2), the Board can attach any conditions to the <br />approval extension request that it deems necessary. In staff's <br />opinion, with the two minor conditions cited, the subject site <br />plan application would substantially conform to current require- <br />ments <br />RECOMMENDATION: <br />Staff recommends approval of Mr. Koehler's request for a one year <br />extension of the approved site plan subject to the following <br />conditions: <br />1. A public pedestrian access easement shall be established <br />and labeled to include the sidewalk along the property's <br />37th Street frontage. <br />2. The driveway subgrade stabilization must be noted as 50 <br />p.s.i. <br />The new site plan expiration date, subject to all previous con- <br />ditions as well as the two additional conditions; will be June 21, <br />1991. <br />ON MOTION by Commissioner Scurlock, SECONDED by <br />Commissioner Wheeler, the Board unanimously granted a <br />one-year extension of the approved site plan subject to <br />the conditions as set out in staff's recommendation <br />above, with a new expiration date of June 21, 1991. <br />[� pr�K VJ r',�..G;. �� <br />� �a <br />
