Heath <br />Code Enforcement Officer <br />DATE: March 28, 1990 <br />SUBJECT: RELEASE OF EASEMENT REQUEST BY: <br />Marie Simmons <br />Lot 22, Block H, Stevens Park Subdivision Unit #2 <br />It is hereby requested that the data herein presented be given <br />formal consideration by the Board of County Commissioners at their <br />regular meeting of April 17, 1990. <br />DESCRIPTION AND CONDITIONS: <br />The County has been petitioned by Marie Simmons, owner of the <br />subject property, for the release of a two (2) foot"portion of the <br />platted ten (10) foot utility and drainage easement of Lot 22, <br />Block H, Stevens Park Subdivision Unit No. 2, being the westerly <br />two (2) feet of the easterly ten (10) feet of Lot 22, Block H, <br />Stevens Park Subdivision Unit No. 2, Section 16, Township 33 East, <br />Range 39 South, Indian River County, Florida; according to the <br />plat thereof as recorded in Plat Book 4, Page 54, of the Public <br />Records of Indian River County, Florida. It is the petitioner's <br />intention to construct a single-family residence on the subject <br />property, and to not encroach into the platted side lot utility <br />and drainage easement with the roof eave overhang. <br />The current zoning classification is RS -6, Single -Family Residen- <br />tial District. The Land Use Designation is L-2, Low -Density <br />Residential, up to six units per acre. <br />ALTERNATIVES AND ANALYSIS: <br />The request has been reviewed by the Southern Bell Telephone <br />company, Florida Power and Light Company, Florida Cablevision <br />Corporation, and the Indian River County Utilities Department, <br />Engineering Division, and Road & Bridge Division. None of the <br />utility providers opposed the requested easement release; however <br />the Engineering Division has stipulated that a fifteen (15) inch <br />drainage culvert be installed in the easterly drainage and utility <br />easement to maintain sufficient stormwater channeling in the <br />subdivision. <br />BOOK if FAuE 0�. ► <br />APR 17 1990 12 <br />
