Tworek <br />.Staff Planner, Long -Range Planning <br />DATE: March 14, 1990 <br />SUBJECT: SCHLITT REQUEST TO REZONE 5 ACRES FROM A-1 TO RS -1 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at'its regular <br />meeting of May 8, 1990. <br />DESCRIPTION AND CONDITIONS: <br />This is a request by Robert W. Schlitt to rezone property from <br />A-1,. Agricultural District, (1 unit/5 acres) to RS -1, <br />Single -Family Residential - 1 (1 unit/acre). The property is <br />located on the west side of 66th Avenue, approximately 1,290 feet <br />south of 8th Street. The applicant intends to split the subject <br />property in order to create another building lot. <br />On March 22, 1990, the Planning and Zoning Commission voted 5 to 0 <br />to recommend to the Board of County Commissioners the approval of <br />this request. <br />ALTERNATIVES & ANALYSIS: <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utilities systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The subject parcel -contains a single-family residence and is zoned <br />A-1, Agricultural District. All property to the west of 66th <br />Avenue is zoned Agricultural. The property to the east is <br />currently zoned RS -6, Single -Family Residential - 6 (up to 6 <br />units/acre). <br />Agriculture is the predominate land use in this area. The area <br />west of 66th Avenue is devoted almost entirely, to citrus; there is <br />an old grove to the north of the property and an active grove to <br />the west. The property to the east, Pinetree Park Subdivision, <br />contains a substantial number of single-family homes on lots of <br />approximately 7000 square feet in size. The property immediately <br />south is an approximately 5 acre parcel containing a single-family <br />residence and a barn. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and all <br />surrounding property west of 66th Avenue as R, Rural (up to 1 <br />unit/acre). Property east of 66th Avenue is designated L-2, <br />Low -Density 2 (up to 6 units/acre). <br />MAY 8 1990 11 KOK FAGE � <br />
