� s � <br />DESCRIPTION AND CONDITIONS: <br />Westside Commercial Park is a proposed 8 lot subdivision of a 4.51 <br />acre parcel of land located in the 3500 block of 9th Street S.W., <br />immediately west of the Vero Mini Mall Storage Warehouse complex. <br />The subject property is zoned CH, Heavy Commercial and has an Oslo <br />Road Commercial/ Industrial Corridor land use designation. All <br />roads, drainage and utilities easements and facilities are to be <br />dedicated to the County: <br />At its regular meeting of August 11, 1988, the Planning and Zoning <br />Commission granted preliminary plat approval for the subdivision. <br />A land development permit for project construction was subsequently <br />issued. The owners' agent Kimball/Lloyd and Associates, Inc. on <br />behalf of the owners, Dennis and Deborah L. Smith, is now <br />requesting final plat approval and has submitted the following: <br />1. a final plat in conformance with the approved preliminary <br />plat; <br />2. a warranty/maintenance agreement and Bill of Sale for the <br />completed, publicly dedicated required improvements; <br />3. a security arrangement acceptable to the County Attorney's <br />Office; <br />4. a certified cost estimate for the constructed required <br />improvements. <br />ANALYSIS: <br />The required improvements have been constructed by the developer. <br />The developer has submitted a warranty/maintenance agreement and <br />posted sufficient security to guarantee the performance of the <br />completed improvements that are dedicated to the county. <br />Upon approval of the submitted final plat for Westside Commercial <br />Park, the developer and the County will then proceed to final <br />closing for additional right-of-way for 9th Street S.W. The <br />acquisition of the additional right-of-way was approved by the <br />Board of County Commissioners at its meeting of February 6, 1990. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant final <br />plat approval for the Westside Commercial Park subdivision, <br />authorize the chairman to execute the submitted <br />warranty/maintenance agreement, and accept the posted security. <br />NAY1990 5 <br />1 <br />
