UA - cpQ <br />�J �: Ccb On <br />DESCRIPTION AND CONDITIONS: <br />�� <br />Mol `', ,,. 4.` <br />R� <br />Laurel Oaks is a proposed 49 lot subdivision of a +/- 19.95 acre <br />parcel of land located in the 5100 block of 8th Street, immediately <br />west of the Glendale Elementary School. The subject property is <br />zoned RS -3 (Single -Family Residential up to 3 units per acre) and <br />has an L-1 (Low Density Residential up to 3 units per acre) Land <br />Use Designation. The proposed building density is 2.46 units per <br />acre. All roads and utility easemepts and. facilities are to be <br />dedicated to the County. The drainage and stormwater facilities <br />are to be dedicated to the property owners association, Laurel Oaks <br />at Glendale Community Association. <br />At its regular meeting of January 26, 1989 the Planning and Zoning <br />Commission granted preliminary plat approval for the subdivision. <br />A Land Development Permit for project construction was subsequently <br />issued. The owner Laurel Homes, Inc. is now requesting final plat <br />approval and has submitted the following: <br />1. a final plat in conformance with the approved preliminary <br />plat; <br />2. a Warranty/Maintenance Agreement and Bill of Sale for the <br />completed, publicly dedicated required improvements; <br />3. a security arrangement acceptable to the County Attorney's <br />Office; <br />4. a certified cost estimate for the constructed required <br />improvements. <br />ANALYSIS: <br />The required improvements have been constructed by the developer. <br />The developer has submitted a warranty/maintenance agreement and <br />posted sufficient security to guarantee the performance of the <br />completed improvements that are dedicated to the County. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant final <br />plat approval for the Laurel Oaks Subdivision, authorize the <br />Chairman to accept the submitted Warranty Maintenance and Bill of <br />Sale Agreement and the posted security. <br />ON MOTION by Commissioner Bird, SECONDED by <br />Commissioner Bowman, the Board unanimously (4-0, <br />Commissioner Scurlock being absent) granted final <br />plat approval for the Laurel Oaks Subdivision, <br />authorized the Chairman to accept the submitted <br />Warranty Maintenance and Bill of Sale Agreement and the <br />posted security, as recommended by staff. <br />WARRANTY MAINTENANCE AGREEMENT WILL BE PLACED ON FILE IN THE <br />OFFICE OF THE CLERK WHEN PROPERLY EXECUTED AND RECEIVED <br />6 <br />
