The State Road 60 corridor is one of the few areas which has the <br />necessary facilities and services to support higher density <br />development than is the norm in the county. The concurrency review <br />of facilities for the proposed rezoning indicates that these public <br />facilities and services are not presently constrained or likely to <br />be constrained by the proposed rezoning. As with all development, <br />a more detailed concurrency review will be conducted during <br />development approval. <br />CONCLUSION <br />The proposed zoning meets the three part test of compatibility, <br />consistency and concurrency. In addition, the rezoning would set <br />the tone for other development in the.immediate area and encourage <br />the maximum utilization of the land and public facilities. <br />RECOMMENDATION <br />Based on the analysis performed, staff recommends that the Board <br />of County Commissioners approve this request to rezone property to <br />RM -8. <br />Director Keating commented that this is a request to change <br />to one of our higher densities, and he felt if there is any place <br />for it, it is in this area. <br />Commissioner Wheeler asked why we are recommending 8 units <br />versus 6 when we have residential to the west and Attorney Bernie <br />Grail has a residential estate near there. <br />Director Keating explained that the Grail site is the first <br />phase of his development and east of him is the Seald Sweet <br />property. Staff's concept is that the higher density represented <br />by the M-1 Land Use designation is more appropriate right along <br />SR60 as opposed to when you get further back. <br />The Chairman asked if anyone wished to be heard. There were <br />none, and she thereupon closed the public hearing. <br />ON MOTION by Commissioner Bird, SECONDED by Com- <br />missioner Wheeler, Commissioner Scurlock voting <br />in opposition, the Board by a 4 to 1 vote adopted <br />Ordinance 90-13 approving rezoning of the subject <br />20 acres from RM -6 and A-1 to RM -8 as requested <br />by James Meade. <br />A U G 14199® 30 <br />
