JARVIS REQUEST TO REZONE APPROXIMATELY 1.95 <br />ACRES FROM RM -10 TO CG <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of August 14, 1990. <br />DESCRIPTION & CONDITIONS: <br />This is a request to rezone approximately 1.95 acres from RM -10, <br />Multiple -Family Residential District (10 units/acre) to CG, <br />General Commercial District. The property is located on the <br />northwest corner of 8th Street and 6th Avenue. The property is <br />owned by the 74th Avenue Corporation, Puttick Enterprise, Inc., <br />and VLK Investments, Inc. The rezoning request is the result of <br />boundary adjustments in the U.S. #1 Commercial/ Industrial Corri- <br />dor. The applicant has no plans for development of the site at <br />this time. <br />On June 28, 1990, the Planning and Zoning Commission voted 6-0 to <br />recommend to the Board of County Commissioners that the request to <br />rezone approximately 1.95 acres from RM -10, Multiple Family <br />Residential District (10 units/acre) to CG, General Commercial <br />District be approved. <br />Existing Land Use Pattern <br />The subject property is presently undeveloped and totals approxi- <br />mately 6 acres. The portion fronting U.S. #1, totalling approxi- <br />mately 4 acres, is presently zoned CG, while the remaining 1.95 <br />acres along 6th Avenue is zoned RM -10. Property to the north and <br />south along U.S. #1 is developed commercially. Older residential <br />development is located immediately north of the property along 6th <br />Avenue. The 13 lot subdivision located between 6th and 7th <br />Avenues, is presently zoned CG and RM -10; however, the new compre- <br />hensive plan has shifted the commercial corridor boundary to 7th <br />Avenue. <br />An older residence is also located on the commercially zoned <br />property on the southwest corner of 8th Street and 6th Avenue. <br />The area east of 6th Avenue is zoned RM -10 and contains several <br />relatively new residential 'developments including Citrus Woods, <br />Village Walk and Waverly Place. The property immediately east of <br />the subject property is presently vacant. <br />Future Land Use Pattern <br />The subject property is designated as part of the U.S. #1 Commer- <br />cial/Industrial Corridor on the Comprehensive Plan future land use <br />map.
