The only issue remaining is one of compatibility, and <br />as the staff memo points out: "Compatibility is a complex issue, <br />involving physical and visual separation as well as psychological <br />perceptions, and once the zoning is in place, compatibility is <br />addressed by dimensional requirements, landscaping and, in <br />certain cases, additional buffer requirements." Mr. Evans urged <br />the Board to go with staff's first option, which is to approve <br />the request and rely on the existing code and the developer to <br />ensure that the site will be visually and dimensionally compat- <br />ible, but he urged that the Board reconsider the P&Z recommenda- <br />tion and give them the benefits of RM -8. Mr. Evans further <br />pointed out that the restrictions in the Code are almost <br />identical for RM -6 and RM -8. He believed the only difference is <br />in the open space. <br />Chairman Eggert informed the Board that one of the zoning <br />notice letters sent out went to an Anthony Ciacoda, and he said <br />that he couldn't make this meeting, but he wanted this to remain <br />zoned A-1. <br />Grace Derascavage, 8180 24th St., expressed her firm <br />opposition to any zoning above 2 units to an acre. She also <br />questioned the inspection of the traffic on 82nd Avenue, which <br />obviously was done at the low point of the season. She further <br />pointed out that there are presently 40 families in the half mile <br />along Ranch Road, and the proposed rezoning would put over 200 <br />families into this area, which would seriously impact the area, <br />and destroy its peace and quiet. Mrs. Derascavage felt this <br />amounts to spot zoning and that it is inappropriate. <br />Gary Elliot, West Side Villas, noted that he lives within <br />300' of the proposed subdivision.
