Tworek <br />Staff Planner, Current Development <br />DATE: July 27, 1990 <br />SUBJECT: FINAL PLAT APPROVAL FOR THE GARDEN GROVE PRD PHASE III <br />PLAT <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of August 14, 1990. <br />DEVELOPMENT AND LOCATION: <br />Garden grove PRD Phase III plat is a proposed 78 lot phase of a <br />total 240 lot PRD subdivision located on the east side of U.S. #1, <br />north of Midway Estates Mobile Home Park and west and north of Vero <br />Shores Subdivision.. The zoning classification of the site is RM - <br />6, Multiple Family Residential (6 units per acre) and RS -6, Single <br />Family Residential (6 units per acre). The land use designation <br />is L-2, Low Density (up to 6 units per acre). <br />The Board of County Commissioners granted conceptual PRD plan <br />approval for the overall subdivision on August 25, 1988. At its <br />regular meeting of September 10, 1987, the Planning and Zoning <br />Commission granted preliminary PRD plat approval to the Garden <br />Grove PRD. Phases I and II of the PRD have since been constructed, <br />approved and recorded. The owner/developer, Garden Grove <br />Associates, Inc., is now requesting that final plat approval be <br />granted to the Garden Grove PRD Phase III and has submitted the <br />following: <br />1. a final plat in conformance with the approved preliminary <br />plat; <br />2. a certified cost estimate from the project engineer; and <br />3. a deed of easement and bill of sale of utility facilities. <br />ANALYSIS: <br />4. <br />All required improvements have been constructed by the developer <br />and have been inspected and deemed acceptable by the Public Works <br />Department and the Utilities Department. The developer is <br />warranting the publicly dedicated utility improvements_ and is <br />posting security to guarantee the warranty.
