17. The following waivers and PRD options are being requested by <br />the applicant: <br />a. A minimum lot size reduction from 7,000 square feet to <br />4,500 square feet. <br />b. A reduction in the minimum road frontage requirement from <br />70' to 45' <br />c. A reduction in the minimum road right-of-way width from <br />60' to 501. <br />d. A reduction in the front and rear yard setbacks from 25' <br />to 20' and a reduction in the sideyard setback from 15' <br />to zero on one side and 10' on the other side to a <br />habitable structure. In no instance will any development <br />encroach into the required 25' perimeter buffer or into <br />the preserve areas. <br />e. A cut and fill waiver. <br />f. An increase in the allowable percentage of individual lot <br />coverage from 30% to 50%. <br />g. The ability to provide 50% open space over the entire <br />. project, as opposed to individual lots alone. <br />County staff have reviewed these proposed waivers and have no <br />objection to the granting of the requested waivers. <br />Note: The Planning and Zoning Commission recommended that <br />waiver 17d permit a zero sideyard setback on one side and a <br />15' sideyard setback on the other, after assurances from the <br />applicant's engineer that this condition would accommodate the <br />applicant's project. However, after subsequent discussion <br />with the project design engineer these setbacks will not <br />accommodate the proposed development design. Waiver 17d has <br />been changed to reflect the project design engineer's latest <br />request. The staff has no objection to granting the waiver <br />as requested. <br />RECOMMENDATION: <br />Staff recommends: <br />1. That the Board of County Commissioners grant conceptual PRD <br />special exception approval for Rencorp, including the cited <br />waivers, subject to the following conditions: <br />A. That all improvements and dedications referenced in the <br />improvements and dedications section of the staff report <br />be completed at the time specified in the staff report. <br />B. That the applicant be allowed to use street names and <br />that all street names used must be approved by the <br />planning division prior to issuance of a land development <br />permit. <br />C. That the conceptual plan approval is contingent upon the <br />Board of County Commissioners approving the rezoning from <br />A-1 to RM -6 for a portion of the project site. <br />2. That the developer submit the findings of the <br />archeological investigation, prior to, or inconjunction <br />with filing for preliminary PRD approval on the western <br />portion of the project. <br />31 <br />A U 0 211990 <br />
