Twor <br />Staff Planner <br />DATE: September 17, 199 <br />SUBJECT: TY TARBY REQUEST TO AMEND THE COMPREHENSIVE PLAN AND <br />REZONE 156 ACRES <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of September 25, 1990. <br />DESCRIPTION AND CONDITIONS: <br />Ty Tarby, Trustee, has submitted a request to amend the Comprehen- <br />sive Plan and rezone -property. The subject property is located on <br />the north side of S.R. 60 between 58th and 66th Avenues. The <br />request includes 156 acres of a 214 acre parcel. <br />The request entails changing the existing land use from M-1, <br />Medium -Density Residential (up to 8 units per acre) to General <br />Commercial Node, and rezoning the property from A-1, Agricultural <br />District (1 unit/5 acres); RS -6, Single -Family Residential Dis- <br />trict (6 units/acre.); and RM -6, Multi=Family Residential (6 <br />units/acre) to CG, General Commercial District. This request is <br />considered an expansion of the State Road 60 and Kings Highway <br />Commercial Node from 160 acres' to 316 acres. <br />The purpose of this request is 'to secure the necessary land use <br />designation and zoning for.a regional -shopping center. The Edward <br />J. DeBartolo Corp. is proposing to construct a 707,000 square foot <br />regional mall and 440,000 square feet of peripheral commercial. <br />space. The entire project has been reviewed as a Development- of <br />Regional Impact• (DRT) . <br />Amendments to the comprehensive plan must meet the requirements of <br />Florida Statutes and the administrative rules of the Department of <br />Community Affairs and Chapter 800 -of the County Code of Laws and <br />Ordinances. In addition to meeting these requirements, any <br />changes to the land use map must be consistent with and related to <br />the other plan elements. In some cases a land use change will <br />require concurrent changes to other plan elements. <br />The process of amending the comprehensive plan includes three• <br />public hearings: <br />*Planning and Zoning Commission consideration.and <br />recommendation to the Board of County Commissioners. <br />SEP 2 5 1990 5ROOK F,, � 3; <br />
