Rison 0Q9_ <br />Staff Planner, Current Development <br />DATE: September 18, 1990 <br />SUBJECT: FINAL PLAT APPROVAL FOR APPROVAL O CONTRACT FOR MEADOWLARK <br />IGHT OFWWAYS ACQUISITION SUBDIVISION FOR <br />41ST STREET (SOUTH GIFFORD ROAD) <br />SD -86-10-100 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of October 2, 1990. <br />DESCRIPTION AND LOCATION: <br />Meadowlark Woods is an 18 lot residential subdivision of a +/- 9.6 <br />acre parcel of land located north of 41st Street and lying west of <br />the Country Pines Subdivision. The subject property is zoned RS- <br />-3, Single -Family Residential (up to 3 units per acre) and has an <br />L-1, Low -Density Residential (up to 3 units per acre) land use <br />designation. The proposed building density is 1.88 units per acre. <br />The subdivision street will be dedicated to the public and there <br />are no subdivision water or wastewater systems or facilities. <br />At its regular meeting of April 14, 1988, the Planning and Zoning <br />Commission granted preliminary plat approval for the subdivision. <br />Subsequently, a land- development permit was issued, and required - <br />improvements were constructed. The owner, Ecrip Investments, Inc., <br />is now requesting final plat approval and has submitted the <br />following: <br />1. a final plat in conformance with the approved preliminary <br />plat; <br />2. a certified cost estimate from the project engineer that sets <br />the cost for construction of the subdivision to establish the <br />amount for the required posted security; <br />3. a Warranty/Maintenance Agreement and Bill .of Sale for the <br />completed publicly dedicated required improvements; and <br />7 <br />
