McCoy Am <br />Staff Planner, -Current Development <br />DATE: November 27, 1990 <br />SUBJECT: New Contract for Required Improvements for Copeland's <br />Landing Subdivision Phase I <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of December 4, 1990. <br />DESCRIPTION AND INFORMATION: <br />Copeland's Landing Subdivision Phase I is a 33 lot subdivision <br />located on the north side of 73rd Street approximately 1000' east <br />of U.S. Highway 1. On May 26, 1988, the Planning and.. Zoning <br />Commission approved the preliminary plat for the subdivigion. <br />The Board of County Commissioners granted final plat approval <br />December 19, 1989 with the applicant "bonding -out" the subdivision <br />improvements. Subsequently, the developer has completed most but <br />not all of the improvements. Presently the County has an unexpired <br />$200,000 letter of credit securing construction of all the required <br />improvements; however, the contract for required improvements has <br />expired. The applicant is requesting to enter into a new contract <br />(guaranteed by a new letter of credit) rather than have the County <br />pull the letter of credit guaranteeing the expired contract.
