His clients believe <br />there was a possible oversight when staff did their study of this <br />particular area and established the line between residential and <br />commercial, and wish to suggest that this line be moved slightly <br />northward. With respect to compatibility, his clients have to <br />look at all the merchandise containers and trash bins in back of <br />Wal-Mart. In this case, there is virtually no protection or <br />buffering from Wal-Mart and the idling diesel trucks. Attorney <br />Dill emphasized that his clients feel their property is not <br />really suitable for residential use, and if they are not <br />fortunate to find someone who wants to build apartments in there, <br />they may never have use of that property. <br />Commissioner Bird was mainly concerned about the domino <br />effect if this property was rezoned to residential, and suggested <br />that the property be zoned CL (Light Commercial) as a transition <br />between residential and heavy commercial. <br />Director Keating advised that PRO (Professional Office <br />District) is allowed in residential land use districts if it <br />meets the criteria. <br />Chairman Eggert had a problem with doing this as.something <br />that was overlooked, because she recalled that this subject came <br />up a number of times during the Comp Plan discussions. She <br />didn't have a problem with PRO zoning, however. <br />Comnissioner Bird couldn't visualize professional offices <br />being built in that location behind the packing house and in the <br />backyard of Wal-Mart. <br />Commissioner Scurlock noted that there is a 600 ft. depth of <br />commercial zoning running all along that U.S. #1 corridor to the <br />north, which he understood was the purpose of drawing that line <br />between residential and commercial. <br />Discussion ensued with respect to the criteria for allowing <br />PRO in residential districts, and Director Keating confirmed that <br />the PRO zoning could be established in this particular <br />residential district. <br />
