Right -of -Way <br />W Recreation <br />All roads and drainage facilities will be privately owned and <br />maintained. <br />FINAL PLAT: <br />At its regular meeting April 12, 1990, the Planning and Zoning <br />Commission granted preliminary plat approval for Phase I. The <br />owner's agent, McQueen and Associates, Inc. is now requesting final <br />plat approval for phase I and has submitted the following: <br />1. A final plat in conformance with the approved preliminary <br />plat; <br />2. A completed Contract for Construction of Remaining.Required <br />Improvements; <br />3. An appropriate security arrangement acceptable to the County <br />Attorney's Office; <br />4. An Engineer's Certified Cost Estimate for the remaining <br />required improvements. <br />ANALYSIS: <br />Most of the required improvements for the subdivision have been <br />constructed; however, some required improvements remain to be <br />constructed. A Contract for Construction for Remaining Required <br />Improvements has been submitted as well as a letter of credit to <br />securg the contract. <br />The County Attorney's Office has reviewed and approved the <br />submitted Contract for Construction, and the letter of credit. The <br />Public Works and Utilities departments have reviewed and approved <br />the submitted Engineer's Certified Cost Estimate and corresponding <br />letter of credit amount. It should be noted that all improvements <br />within Windsor will be private, with the exception of certain <br />utilities facilities that will be dedicated to Indian River County, <br />as approved by Utilities Services. <br />RECOMMENDATION: <br />Staff recommends that the -Board of County Commissioners: <br />1. Grant final plat approval for the Windsor Phase I plat; <br />2. -Authorize the Chairman to execute the submitted Contract for <br />Construction of Remaining Required Improvements and accept the <br />letter of credit that secures the contract, _ r <br />0 <br />
