Tworek <br />Senior Planner, L ng -Range Planning <br />DATE:- January 23, 1991 <br />RE: John Stolle Request to Rezone Approximately 128.22 Acres <br />from RM -8 to RS -6 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of February 26, 1991. <br />DESCRIPTION AND CONDITIONS: <br />This is a request to rezone approximately ±28.22 acres from RM -8, <br />Multiple -Family Residential District (up to 8 units/acre) to RS -6, <br />Single -Family Residential District (up to 6 units/acre). The <br />property is located on the south side of 49th Street (Lindsey <br />Road), approximately 2700 feet east of 58th Avenue (Kings Highway). <br />The property is owned by John Stolle. On May 8, 1989 the applicant <br />received approval to rezone the subject property from RS -6 to RM -8. <br />Since that time, the applicant has changed development plans and is <br />requesting the property be changed to RS -6. <br />On January 10, 1991, the Planning and Zoning Commission voted 5 to <br />0 to recommend to the -Board of County Commissioners the approval of <br />this request. <br />Existing Land Use Pattern <br />The subject property is part of an overall 38.04 acre development <br />project and is in the land development permit stage of the <br />subdivision process. The subject property is currently zoned RM -8. <br />The remainder of the project is zoned RS -6. Property to the north <br />is zoned A-1, Agricultural District, and is used for cattle <br />grazing. Property east and west is zoned RS -6 and vacant; except <br />for the cutout portion northwest of the property, which contains a <br />single-family residence. <br />Immediately south is Cavalier Estates, a residential subdivision <br />zoned RS -6. Housing within that subdivision is scattered. A <br />church is also located on two lots of this subdivision adjacent to <br />the subject property. Property east of Cavalier Estates (southeast <br />of the subject property) is zoned IL, Light Industrial District and <br />IG, General Industrial District. That portion adjacent to the <br />subdivision is vacant property; further east is an auto salvage <br />yard. •Property west of Cavalier Estates (southwest of subject <br />property) is zoned RMH-8, Mobile Home District. Development in this <br />area is scattered with some mobile homes as well as site -built <br />housing. 16 <br />
