The rezoning would <br />further the housing element objectives of providing a diversity of <br />housing types and densities. Residential development of this area <br />would also facilitate the development of non -residentially <br />designated land along 45th Street (North Gifford Road). <br />Concurrency for drainage, roads, solid waste, water, wastewater and <br />parks have been met with the proposed zoning. This is consistent <br />with policy 2.7 of the Future Land Use Element, which requires <br />development projects to maintain established levels of service. <br />CONCLUSION <br />Staff has concluded that the rezoning request is compatible with <br />the medium density residential development of the area. The <br />applicant is developing the land for single-family residences, and <br />a corresponding single-family zoning would be appropriate for the <br />subject property. Finally, the proposed request satisfies <br />applicable compatibility, consistency and concurrency criteria and <br />for these reasons the staff support the proposed request. <br />RECOMMENDATION <br />Based upon the analysis performed, staff recommends that the Board <br />of County Commissioners approve this request to rezone property to <br />RS -6. <br />Commissioner Wheeler asked about the little box surrounded by <br />RS -6 and if that is compatible.
