Tworek. <br />Senior Planner, ong-Range Planning <br />DATE: February 15, 1991 <br />RE: WINDSOR POLO REQUEST TO REZONE APPROXIMATELY ± 101 ACRES <br />FROM A-1 AND RS -6 TO RM -6 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of February 26, 1990. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately 101 acres of an overall <br />480± acre site from A-1, Agricultural District (1 unit/5 acres) and <br />RS -6, Single -Family Residential District (up to 6 units/acre) to <br />RM -6, Multiple -Family Residential District (up to 6 units/acre). <br />The property is located on the south side of 77th Street (Hobart <br />Road), and north of 71st Street (Cemetery Road), west of the FEC <br />Railroad right-of-way. The property is owned by Windsor Polo. The <br />applicant intends to develop the property with multiple -family <br />housing and polo fields. <br />On October 25, 1990, the Planning and Zoning Commission voted 5 - <br />0 to recommend to the Board of County Commissioners the approval of <br />the request. <br />Existing Land Use Pattern <br />The subject property is an old mining site; as such, the land area <br />of the site has been substantially altered. During mining most of <br />the natural vegetation was removed, and the site's elevation was <br />reduced. The property is presently vacant land with some <br />undisturbed "natural" areas, containing two zoning designations; <br />approximately 21.23 acres are zoned RS -6, and approximately 79.63 <br />acres are zoned A-1. The land north of the subject property is <br />vacant and zoned RM -6. West of the subject property, the land is <br />part of the Kiwanis-Hobart Park and is zoned A-1. South of the <br />subject property is a church and Cemetery Road. South of Cemetery <br />Road, the land is zoned RS -6. East of the subject parcel is zoned <br />A-1 and RM -6. <br />Future Land Use Pattern <br />The subject property is designated as L-2, Low -Density, on the <br />county Future Land Use Map.
