McCoy <br />Staff Planner, Current Development <br />DATE: February 21, 1991 <br />SUBJECT: COPELAND'S LANDING REQUEST FOR APPROVAL OF ADDITIONAL <br />DESIGN WAIVERS (CONCEPTUAL PRD PLAN AMENDMENT) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commission at its regular <br />meeting of April 2, 1991. <br />PROPOSED DEVELOPMENT AND LOCATION: <br />•Background <br />The Copeland's Landing overall project consists of a 28 unit multi- <br />family PRD project, a two phase single family subdivision project, <br />and a PRD project for 4 single family riverfront lots. Carter and <br />Associates, Inc., on behalf of Copeland's Landing has obtained <br />preliminary PRD plan approval for the "riverside" phase consisting <br />of a 4 lot single family subdivision, and a 16 slip boat dock to <br />serve the overall Copeland's Landing Subdivision. The property is <br />located at 3300 73rd Street, and the proposed lots will have <br />frontage on the Indian River Lagoon. Along with the preliminary <br />PRD plan, the applicant requested an amendment to the conceptual <br />PRD plan that would only apply to the 4 lot subdivision phase. <br />At its July 25, 1989 meeting, the Board of County Commissioners <br />granted conditional conceptual PRD approval for the riverside <br />phase. The Board of County Commissioners also granted design <br />waivers which are available through the PRD process. The applicant <br />has obtained preliminary PRD approval for the "riverside" phase and <br />is also requesting additional design waivers. This design waiver <br />request constitutes an amendment to the conceptual PRD and requires <br />consideration by the Planning and Zoning Commission and approval by <br />Board of County Commissioners at public hearings. At its February <br />28, 1991 meeting, the Planning and Zoning Commission granted <br />preliminary PRD plan approval, and recommended approval of the <br />additional design waivers to the Board of County Commissioners. <br />The Board is now to consider and approve, approve with conditions, <br />or deny the waiver request. <br />*Development Update <br />Presently, Copeland's Landing is developing two separate <br />communities, a.28 unit PRD at the intersection of 73rd Street and <br />APR 2 IN 15 <br />BOOK �3 [,1 ��a <br />
