POWER REQUEST TO REZONE PROPERTY FROM A-1 AND RS -1 TO <br />AIR -1 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of May 7, 1991. <br />.s: — <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone the Indian River Aerodrome Subdivision, <br />Units 1, 2 and 3, from A-1, Agricultural District (up to 1 unit/5 <br />acres) and RS -1, Single -Family Residential District (up to one <br />unit/acre) to AIR -1, Airfield - Residential District. The subject <br />subdivision is located on 5th Street S.W., west of 82nd Avenue. <br />Originally, the applicants, Vince and Carol Power, requested to <br />rezone their property, Lot 46 of Unit 3, to AIR -1. Staff's initial <br />review of the request resulted in a determination that rezoning <br />only one lot, centrally located within the subdivision, would <br />create spot zoning. •A more viable solution would be to rezone the <br />entire subdivision, which would conform with the intent of the AIR - <br />1 zoning district. In cooperating with staff's recommendation to <br />rezone the entire subdivision, Mr. Power met with the Indian River <br />Aerodrome Property Owner's Association and asked them to support <br />the rezoning. - Attached is the letter from the Association <br />acknowledging the rezoning of the entire subdivision to AIR -1 <br />(Attachment 4).. <br />On March 14, 1991, the Planning and Zoning Commission voted 5 to 0 <br />to recommend the approval of staff's recommendation to rezone the <br />entire Indian River Aerodrome Subdivision, Units 1, 2, and 3, to <br />AIR -1. <br />Existing Land Use Pattern <br />The Indian River Aerodrome Subdivision <br />subdivision with an airstrip for the <br />landing of privately owned aircrafts. <br />single family residences; Units 1 and <br />and Unit 3 is zoned RS -1.
