REQUEST TO AMEND THE <br />COMPREHENSIVE PLAN AND REZONE APPROXIMATELY 8 ACRES <br />It is requested that the data herein presented be given* formal <br />consideration by the Board of County Commissioners at their regular <br />>:.meeting of May 21, 1991. <br />Comprehensive Plan Amendment Procedures and Timetable <br />The timetable for comprehensive plan amendment requests differs <br />from rezoning requests. According to Chapter 800 of the Indian <br />River County Land Development Regulations, requests for <br />comprehensive plan amendments may be submitted only during the <br />months of January and July each calendar year. The subject request <br />was submitted with other requests received by the county in <br />January, 1991. <br />As per Section 902.05 of the Land Development Regulations, the <br />Planning and Zoning Commission shall consider whether a proposed <br />comprehensive plan amendment is consistent with the overall growth <br />management goals and objectives of the county. Based upon its <br />review and consideration, the Planning and Zoning Commission shall <br />make a recommendation to the Board of County Commissioners <br />regarding the requested plan amendment and rezoning. The Board <br />shall then hold a public hearing to decide on the transmittal of <br />the proposed land use amendments to the Florida Department of <br />Community Affairs (DCA). <br />On April 11, 1991, the Planning and Zoning Commission voted 4-2 to <br />recommend transmittal of the proposed land use amendment request. <br />DESCRIPTION AND CONDITIONS <br />This is a( request to amend the Comprehensive Plan and rezone <br />property. At this time, the Board of County Commissioners will <br />consider only the proposed land use amendment, specifically whether <br />to transmit the proposed amendment to the Department of Community <br />Affairs (DCA). The proposed rezoning will be considered at the <br />final public hearing and only if the land use amendment is <br />approved. <br />The subject property is part of a 20.65 acre parcel of land located: <br />west of U.S. #1 and southeast of Roseland Road and is presently; <br />owned by Helen Hanson Properties, Inc. The request includes. <br />approximately 8 acres and consists of portions of Lots 13, 14, 15, <br />and 16, Plat of Town of Wauregan Subdivision. <br />The request includes changing the existing land use from L-2, Low - <br />Density Residential (up to 6 units/acre), and M-1, Medium -Density <br />Residential (up to 8 units/acre), to Commercial Node, and rezoning <br />the property from RM -6, Multiple -Family Residential District (up to <br />6 units/acre) to CG, General Commercial District. This request is <br />considered an expansion of the Roseland Road/U.S. #1 Hospital/ <br />Commercial Node. <br />The purpose of this request is to secure the necessary land'use <br />designation and zoning for future development of Riverwalk II <br />shopping center. <br />19 <br />MAY 21 1991 <br />
