Jackson,Jr. <br /> DATE: February 21,2013 <br /> DESCRIPTION AND CONDITIONS <br /> The County purchased the Jackson property in March, 2009 to accommodate the future 4- <br /> laning of 66 Avenue. The property consists of 1.75 acres of land and a single family <br /> house where Mr. Jackson resides. For the past four years (March, 2009 to the present), <br /> the County leased the property to Mr. Jackson for one dollar ($1) per month. The lease <br /> expires on March 31, 2013. <br /> When the lease was renewed in 2011, Mr. Jackson agreed that if the lease was extended <br /> beyond March 31, 2013, the rent would be increased from one dollar ($1) per month to <br /> fair market value. Mr. Jackson recently requested that the term of the lease be extended <br /> until the County is ready to widen the road. <br /> Staff has no objection to Mr. Jackson remaining on the property until the roadway is <br /> ready for widening provided he continues to maintain the property in good condition, <br /> pays all utility and maintenance costs, and agrees to vacate the property within 60 days <br /> after advertisement of the bid to widen and improve the section of 66th Avenue near the <br /> property. <br /> Mr. Jackson has agreed to pay $800 per month rent for the remainder of the lease. He has <br /> also provided proof of property/casualty insurance, as required by the original Lease <br /> dated March 10, 2009.
