Railroad between 45th Street and 43rd Street as the Gifford <br /> Neighborhood Commercial Activity Center(GNCAC). <br /> Action 4.2 — Indian River County will initiate a land use amendment and rezoning to change up to 15 acres from residential to <br /> Commercial for appropriate properties within the designated Gifford Neighborhood Commercial Activity Center area. <br /> Action 4.3 — The county will amend its Land Development Regulations (LDRs) to include special regulations for the Gifford <br /> Neighborhood Commercial Activity Center. These regulations will address the appearance of new commercial and office buildings, <br /> and the allowance for mixed use development. The regulations will also address the type of uses allowed, and various design <br /> elements, including siting buildings close to the street, locating parking lots behind buildings, and regulating the size, location, and <br /> type of signs. <br /> Action 4.4—The county will construct sidewalk and street improvements along 45th Street and 43rd Street. <br /> Action 4.5 —The county will resurface 45th Street. <br /> Action 4.6—The county will build on-street parking spaces along 43rd Street and 45th Street. <br /> Action 4.7 —The county will apply for funds to construct the streetscape improvements. Funding sources may include CDBG grants, <br /> enhancement funds, and other programs. <br /> Action 4.8 - The county will work with owners of existing businesses in the area to obtain funds for property renovation and <br /> expansion. <br /> Community Development Department Indian River County 63 <br />
