3. The abandonment by Tenant of the Premises or any part of the <br /> Premises. <br /> (b) Landlord and Tenant shall have all remedies for any default by the other party <br /> as provided for at law or in equity. This paragraph 20 shall be governed in accordance <br /> with Landlord and Tenant law, Chapter 83, Florida Statutes. <br /> 21. SURRENDER AT END OF TERM. <br /> Upon the expiration or termination of the Agreement, Tenant shall surrender the Premises <br /> quietly and peaceably in substantially the same condition as it was at the outset of this <br /> Agreement, reasonable wear and tear excepted. Tenant may be required, at Landlord's <br /> discretion and at Tenant's sole expense, to remove any improvements or demolish any <br /> structures upon termination of this Agreement. <br /> 22. MISCELLANEOUS PROVISIONS. <br /> (a) This Agreement shall be governed by and construed in accordance with the <br /> laws of the State of Florida. <br /> (b) This Agreement and all attachments set forth all the promises, agreements, <br /> conditions, and understandings, either oral or written, between them. No subsequent <br /> alteration, amendment, change, or addition to this Agreement or its attachments will be <br /> binding on Landlord or Tenant unless in writing and signed by them and made a part of <br /> this Agreement by direct reference. <br /> (c) The terms of this Agreement shall be binding on the respective successors, <br /> contractors, representatives, agents, and assigns of the parties. <br /> (d) This Agreement may be executed in one or more counterparts, each of which <br /> shall be deemed an original and all which together will constitute one and the same <br /> instrument. <br /> CADocuments and Settings\Bfreeman\Local Settings\Temporary Internet Files\OLK69\Transit Hub lease 4 11 2013.doc7 <br />
