Gifford Neighborhood Plan Existing Conditions <br /> Existing industrial uses are clustered within two major areas in Gifford. One area is west of 43`d Avenue, stretching from the north <br /> side of 45th Street south to 415` Street, while the other area is located north of 45th Street between Old Dixie Highway and U.S. <br /> Highway One. Scrap metal yards and some manufacturing establishments can be found in the area west of 43 d Avenue. Along U.S. <br /> Highway One, there are various businesses such as auto repair and warehousing. <br /> The agricultural use category includes citrus groves, citrus production facilities, packinghouses, and improved pastureland. While <br /> some citrus groves can be found east of 58th Avenue, the majority of the groves in the Gifford area are located west of 58th Avenue, <br /> between 41s' Street and 49th Street. Citrus production facilities are primarily located between Old Dixie Highway and U.S. Highway <br /> One, in the area bordered by 45th Street along the north and by 41St Street along the south. <br /> Future Land Use Designations and Zoning Districts <br /> The future land use map and the zoning map are two of the primary tools by which the county regulates development within the <br /> unincorporated area of Indian River County. As part of the comprehensive plan, the future land use map depicts the broad land use <br /> designations, or categories, that are applied to properties in the unincorporated area of the county. Future land use designations <br /> specify and control zoning districts and zoning intensities that may be permitted on a specific piece of property. <br /> ➢ Future Land Use Designations <br /> Figure 3 identifies the future land use designations applicable to the Gifford area. Those designations are: <br /> • C/l, Commercial/Industrial <br /> • C-1, Publicly Owned or Controlled Conservation (zero density) <br /> • L-1, Low Density Residential-1 (up to 3 units/acre) <br /> • L-2,Low Density Residential-2 (up to 6 units/acre) <br /> • M-1, Medium Density Residential-1 (up to 8 units/acre) <br /> • M-2, Medium Density Residential-2 (up to 10 units/acre) <br /> • REC, Recreation <br /> Community Development Department Indian River County 8 <br />
