Existing Land Use Pattern <br /> This area of the County mainly contains industrial and commercial zoning districts. Currently, <br /> the subject property is vacant cleared land, and it is zoned CH. <br /> The property to the west of the subject property, across Old Dixie Highway and the FEC <br /> Railroad, is zoned PD and contains a golf course. To the east and south of the subject property, <br /> land is zoned CH and contains various commercial uses. The land to the north of the subject <br /> property is zoned CL and contains the North County Charter Elementary School. <br /> Future Land Use Pattern <br /> The subject property and all surrounding properties are designated C/I, Commercial/Industrial, <br /> on the Comprehensive Plan's Future Land Use Map. The C/I designation permits various <br /> commercial and industrial zoning districts. <br /> Environme�x <br /> The Comprehensive Plan does not designate the subject property as either environmentally <br /> important or environmentally sensitive. According to Flood Insurance Rating Maps, the subject <br /> property does not contain any flood hazard areas. <br /> Utilities and Services <br /> r.. The site is within the Urban Service Area of the County. Wastewater service is available to the <br /> site from the North County Wastewater Treatment Plant, while potable water service is available <br /> to the site from the North County Reverse Osmosis Plant. <br /> Transportation System <br /> The subject property's west boundary abuts Old Dixie Highway, a road which is classified as a <br /> major collector on the Future Roadway Thoroughfare Plan Map. This segment of Old Dixie <br /> Highway is a two lane paved road with approximately 60 feet of existing public road right-of- <br /> way. According to the county's comprehensive plan, this segment of road needs 45 feet of <br /> additional right-of-way. <br /> Zoning District Differences <br /> In terms of permitted uses, there are both similarities and differences between the existing CH <br /> district and the proposed CL district (see Attachment 3). Their respective zoning districts' <br /> purpose statements best illustrate the differences between the zoning districts. These purpose <br /> statements, found in the County's Land Development Regulations (LDRs), are as follows: <br /> CH: Heavy Commercial District. The CH, heavy commercial, district is intended to provide <br /> areas for establishments engaging in wholesale trade, major repair services and restricted light <br /> manufacturing activities. The CH district is further intended to provide support services <br /> necessary for the development of commercial and industrial uses allowed within other <br /> nonresidential zoning districts. <br /> 3 42 <br />
