Trips Associated with 18,800 square feet of 131 <br /> General Industrial at 6.97 trips/1000 SF: <br /> 5. Most Intense Use with Proposed Zoning (CL): 9,400 square feet of Retail Commercial <br /> 6. Trips associated with 9,400 square feet of 404 <br /> Retail Commercial at 42.94 Trips/1000 SF: <br /> Transportation <br /> A Traffic Impact Analysis (TIA) reports the number of peak hour/peak season/peak direction <br /> trips that would be generated by the most intense use of the subject property under the proposed <br /> zoning district, and it assigns those trips to the County's thoroughfare roadway network within <br /> the project's area of influence. That area of influence is defined in section 910.09(4)(b)3(a) of <br /> the County's LDRs as roadway segments that receive eight (8) or more peak season/peak <br /> hour/peak direction project trips for two-lane roadways or fifteen (15) or more peak season/peak <br /> hour/peak direction project trips for four-lane (or wider) roadways. <br /> For this rezoning request, the Traffic Impact Analysis (TIA) was reviewed and approved by <br /> Traffic Engineering Division staff (attachment #4). That analysis showed that all roadway <br /> segments within the area of influence would operate at an acceptable level of service with the <br /> most intense use of the property under the proposed zoning district. Therefore,the transportation <br /> concurrency test has been satisfied. <br /> Water <br /> With the proposed rezoning, the subject property could accommodate 9,400 square feet of retail <br /> commercial development. Development on the subject property will be served by the North <br /> County Reverse Osmosis Plant, which currently has sufficient existing and planned capacity to <br /> accommodate the additional demand generated by the proposed rezoning. <br /> Wastewater <br /> County wastewater service is available to the site from the North Regional Wastewater <br /> Treatment Plant, which currently has sufficient existing and planned capacity to accommodate <br /> the additional wastewater generated by the subject request. <br /> Solid Waste <br /> Solid waste service includes pick-up by private operators and disposal at the county landfill. <br /> A review of the solid waste capacity for the active segment of the county landfill as well as <br /> planned expansions of the landfill indicates that the county landfill can accommodate the <br /> additional solid waste generated by the site under the proposed rezoning. <br /> 5 44 <br />
