Baird, County Administrator <br />HEAD CONCURRENCE <br />Development Director <br />FROM: <br />Sasan Rohani, AICP /✓� <br />Chief, Long -Range Planning <br />DATE: July 8, 2012 <br />SUBJECT: IMG Citrus's Request for a Small Scale Comprehensive Plan Future Land Use <br />Map Amendment to Redesignate ± 2.16 Acres From C/I to M-2, and to Rezone <br />those ± 2.16 Acres from IL to RM -10; and to simultaneously Redesignate ± 2.16 <br />Acres From M-2 to C/I, and to Rezone those ± 2.16 Acres from RM -10 to IL. <br />(LUDA # 95080047-70835) <br />It is requested that the following information be given formal consideration by the Board of County <br />Commissioners at its regular meeting of July 16, 2013. <br />DESCRIPTION AND CONDITIONS <br />This is a request for a small scale land use amendment and rezoning of two properties. As proposed, <br />the request involves a land use designation and zoning swap between the two properties. <br />Specifically, the request involves redesignating +/- 2.16 acres from M-2, Medium Density <br />Residential -2 (up to 10 units/acre), to C/I, Commercial/Industrial, and rezoning those 2.16 acres from <br />RM -10, Multi -Family Residential District (up to 10 units/acre), to IL, Light Industrial District, while <br />simultaneously redesignating ± 2.16 Acres From C/I to M-2, and rezoning those ± 2.16 Acres from <br />IL to RM -10. The subject properties are located on the north side of 45th Street, west of the FEC <br />railroad, and are referred to in this report as the northern property and southern property as shown on <br />the attached location map. The purpose of the request is to secure the land use designation and <br />zoning necessary to allow the northern subject property to be developed with industrial uses. <br />141 <br />
