ORDINANCE 2013- <br /> AN ORDINANCE OF INDIAN RIVER COUNTY, FLORIDA CONCERNING AMENDMENTS <br /> TO ITS LAND DEVELOPMENT REGULATIONS (LDRs); PROVIDING FOR AMENDMENTS <br /> TO CHAPTER 911, ZONING, BY AMENDING THE WEST COUNTY INDUSTRIAL PARK <br /> HEIGHT EXCEPTION REGULATIONS OF SECTION 911.15; AND BY PROVIDING FOR <br /> REPEAL OF CONFLICTING PROVISIONS, CODIFICATION, SEVERABILITY, AND <br /> EFFECTIVE DATE. <br /> BE IT ORDAINED BY THE BOARD OF COUNTY COMMISSIONERS OF INDIAN RIVER <br /> COUNTY, FLORIDA THAT THE INDIAN RIVER COUNTY LAND DEVELOPMENT <br /> REGULATIONS (LDRS) CHAPTER 911, ZONING, BE AMENDED AS FOLLOWS: <br /> SECTION#1: <br /> Amend LDR Section 911.15(1)(d), West County Industrial Park height exception, to read as <br /> follows: <br /> (d) West County Industrial Park height exception. The height limitations stipulated in the IL (Light <br /> Industrial), IG (General Industrial), and PD Industrial Zoning Districts may be modified for <br /> industrial and warehouse distribution buildings located west of I-95 and within an industrial <br /> parks, industrial -subdivisions, or a group of adjacent industrial parks or subdivisions, <br /> one hundred (100) acres or larger in size. Building heights may be modified upon a showing of <br /> compliance with the following: <br /> 1. A minimum setback of two thousand (2,000) feet from I-95 to the portion of the building <br /> (W that exceeds general height limitations. <br /> 2. A minimum setback of one,-t,,,,,san (1,000) feet fo afte,,W and major- „deet r roadways <br /> (sue>, as SR five hundred (500) feet from SR60 and two hundred (200) feet from 98,h <br /> Avenue to the portion of the building that exceeds general height limitations. Where there <br /> is no intervening building between SR60 and 98th Avenue and the portion of the <br /> building that exceeds general height limitations, a Type "C" or greater buffer shall be <br /> provided between the building and SR60 or 98th Avenue, and the installed buffer plant <br /> sizes shall meet or exceed the "replacement landscaping" standards of section 926.12(3) <br /> specified for projects more than eighteen (18) months but less than seven (7) years old. <br /> 3. For any industrial park or industrial subdivision perimeter not adjacent to SR60 or <br /> 98t Avenue, a special A minimum setback shall be provided between ef-two-lun <br /> (200feet the perimeter of the industrial park or industrial subdivision containing the <br /> building to the portion of the building that exceeds general height limitations. That special <br /> setback shall be equal to the applicable general setback plus an additional setback of <br /> four (4) feet (horizontal) for each one (1) foot (vertical) in building height that exceeds <br /> general height limitations. For example, a building or portion of a building that <br /> exceeds general building limitations by thirty (30) feet shall have an additional setback <br /> of one hundred twenty (120) feet from the industrial park or industrial subdivision <br /> perimeter. -In addition, a Type "C" or greater buffer shall be provided along that <br /> perimeter. Where that perimeter abuts residentially designated property., all required buffer <br /> landscape materials,„ r to Q0.
