Chandler <br />County Administrator <br />SUBJECT: <br />CP <br />POSSIBLE EXPANSION <br />OF FAIRGROUNDS <br />FROM: Randy Dowling <br />Ass t. to County AdministratoREFERENCES: <br />BACKGROUND <br />During the April 4, 1991 Parks and Recreation Committee meeting, Chairman <br />_ Bird discussed the possible acquisition of additional property for future <br />fairground expansion. The committee unanimously voted to recommend that <br />the County consider purchasing a piece of property that was brought to the <br />committee's attention by a local realtor. During a recent Commission meeting . <br />Chairman Bird requested staff to look into this matter further. <br /><•- <br />CURRENT <br />The property in question is a 38.5+/- acre, RS -3 zoned tract located on 77th <br />Street adjacent to the current fairgrounds and is currently being used as <br />grazing land. This improved pasture type of property was considered for <br />possible acquisition by the County's Land Acquisition Advisory Committee <br />(LAAC) but it was eliminated from their list during the LAAC's May 29, 1991 <br />meeting because the property did not meet the committee's objective which is <br />to acquire property that has environmental significance. The asking price for <br />the subject property is $462,000 or $12,000 per acre. Recent 1990 appraisals - <br />on nearby and adjacent properties indicate that per acre values range from <br />$14,000 to $20,500. <br />RECOMMENDATION <br />As indicated in the Budget Director's memo dated June 12•, 1991, no funding <br />exists in the current year's budget for this land acquisition. An alternative <br />would be to fund the acquisition in the 1991/92 MSTU budget or the General <br />Fund budget that are currently being developed with roll -back in mind. In <br />essence, two options exist: <br />1) Allocate $462,000 in the 1991/92 MSTU budget or the General Fund <br />Budget and purchase the property for fairgrounds expansion. <br />2) Use the funds that the County will reimburse the MSTU for the purchase <br />of the land to expand the golf course when the bonds are issued in <br />August or September, 1991 ($487,000). <br />J <br />
