Phase II, Land Development Permit <br />DATE: August 1, 1991 <br />----------------------------------------------------------------- <br />DESCRIPTION•AND CONDITIONS <br />Land Development Permit No. 102C was issued on February 9, 1991 to <br />LJohn F. Stolle to construct Phase II of Lindsey Lanes Subdivision. <br />!`Lindsey Lanes is located on the south side of 49th Street with <br />entrances at 47th Court and at 50th Drive. A certificate of <br />completion for Phase I was issued by the Public Works Department on <br />June 26, 1991. < Phase I has also been platted with three model <br />homes currently under construction. Phase II consists of 77 lots <br />.on 22.43 Acres. Stolle Development Corporation has submitted a <br />;written request for an extension of the permit. The permit is due <br />to expire on August 8, 1991 based on no Phase II construction being <br />started within 180 days of the permit issuance. This is the first <br />..request for an extension. Extensions are permissible in Section <br />:913.07(5)(J) of the Subdivision and Platting Ordinance. It is <br />understood that the construction of the Phase II improvement's will <br />occur.prior to platting of Phase II and therefore no surety has <br />been posted. <br />'ALTERNATIVES AND ANALYSIS <br />The Department of Utilities Services staff has indicated the <br />project's Utility Construction Permit will expire on January 15, <br />1992. The Planning Director has indicated the project's <br />Preliminary Plat approval is good until June 13, 1992.' The <br />project's Land Clearing and Tree Removal Permits would be <br />automatically extended with the Land Development Permit. The three <br />original conditions of the February 8, 1991 Land Development Permit <br />approval would also be applied to the extension. <br />10 <br />
