Chandler <br />County Administrator <br />DIVI ION HEAD CONCURRENCE: <br />Rober M. a tin , AI <br />Community Devel pme Director <br />THROUGH: Stan Boling, ICP <br />Planning Director <br />FROM: Christopher D.•Rison a -q <br />Staff Planner, Current Development <br />DATE: August 9,.1991 <br />SUBJECT: FINAL PLAT APPROVAL FOR THE FOXES TAIL SUBDIVISION, PHASE <br />V OF THE TIMBER RIDGE PLANNED RESIDENTIAL DEVELOPMENT <br />(PRD) <br />SD -90-07-10 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of August 27, 1991. <br />DESCRIPTION AND CONDITIONS:. <br />The Foxes Tail Subdivision is a proposed 10 lot residential <br />subdivision of a ±4.25 acre parcel. The subdivision is located at <br />the southwest corner of the intersection of the Lateral "J" Canal <br />and the future extension of 5th Street S.W., and forms the <br />northwest corner of the Timber Ridge PRD. <br />On June 14, 1990, the Planning and Zoning Commission granted <br />Preliminary PRD approval for the Foxes Tail Subdivision. The <br />developer subsequently applied for, and received, a 'Land <br />Development Permit to commence construction of the subdivision. <br />Construction of the subdivision has since been completed, and a <br />Certificate of Completion for the subdivision improvements has been <br />issued by the Public Works Department. <br />No additional subdivision documentation (eg. Warranty/Maintenance <br />Agreement, etc.) is required for the project as no subdivision <br />improvements will be publicly dedicated. <br />The owner, Timber Ridge, Inc., through its agent, Mosby and <br />Associates, Inc., has submitted a final plat document in <br />conformance with the approved preliminary plat and is now <br />requesting final plat approval. <br />ANALYSIS: <br />The applicant has effectively satisfied the conditions of <br />preliminary plat approval for the Foxes Tail Subdivision and <br />satisfied all applicable requirements of final plat approval. <br />RECOMMENDATION: <br />Staff recommends that <br />plat approval for the <br />AUG 7 1991 <br />the Board of County Commissioners grant final <br />Foxes Tail Subdivision. <br />5 <br />V 1 <br />BOOK F,..,'r. <br />I <br />
