Heath ort -4 <br />Code Enforcement Officer <br />DATE: October 10, 1991 1 <br />SUBJECT: RELEASE OF EASEMENT REQUEST BY: <br />Woodbridge Development Company <br />.Woodbridge Subdivision, Plat Book 13, Pages 24 6 24A <br />It is requested that the data herein presented be given formal - <br />consideration by the Board of County Commissioners at their regular <br />meeting of November 5, 1991. <br />DESCRIPTION AND CONDITIONS: <br />The County has been petitioned by Woodbridge Development Company <br />through its president, Robert Mooney, owner of the subject <br />property, for the release of. a twenty (20) foot portion of a <br />twenty-four (24) foot limited access easement and planting buffer <br />in Woodbridge Estates Subdivision, being the easterly twenty (20) <br />feet of the westerly twenty-four (24) feet, abutting the westerly <br />Property boundaries of Lots 41 through 54, inclusive, Section 15, <br />Township 33 South, Range 39 East, Indian River County, Florida; <br />according to the plat thereof as recorded in Plat Book 13, Pages 24 <br />& 24A, of the Public Records of Indian River County, Florida. <br />The current zoning classification of the subject property is RS -6, <br />Single -Family Residential District. The Land Use Designation is <br />L-2, allowing up to six (6) units per acre. <br />ALTERNATIVES AND ANALYSIS: <br />The request has been reviewed by Southern Bell Telephone Company, <br />Florida Power and Light Company, United Artists Cable Corporation, <br />the Indian River County Utilities Department, and the Road and <br />Bridge and Engineering Divisions. Based upon their reviews, staff <br />has determined that there would be no adverse impact to drainage, <br />utilities or access to the subject property by releasing the <br />referenced easements. <br />RECOMMENDATION: <br />Staff recommends to the Board, through the adoption of a <br />resolution, the release of a twenty (20) foot portion of the <br />westerly twenty-four (24) foot limited access easement and <br />landscape buffer, Woodbridge Subdivision, being the easterly twenty <br />(20) feet of the westerly twenty-four (24) feet abutting the <br />westerly property boundaries of Lots 41 through 54, inclusive, <br />;Section 15, Township 33 South, Range 39 East, Plat Book 13, Pages <br />24 & 24A, of the Public Records of Indian River County, Florida. <br />8 <br />
