Malfa to Public Works Director <br />dated Oct. 7, 1991 <br />DATE: October 25, 1991 FILE: vertrop.agn <br />DESCRIPTION AND CONDITIONS <br />Four owners of 174 lots in Vero Tropical Gardens Subdivision <br />(located west of I-95 and north of SR60) are requesting that <br />the County establish a special assessment program to pave <br />approximately 5.22 miles of road within the subdivision. <br />There are approximately 484 lots within the subdivision <br />encompassing approximately 160 acres of land. The existing <br />right -of -ways -are dedicated to the public but not maintained <br />by the County. Roads do not exist in the area with the <br />exception of 98th Avenue. There are approximately nine <br />houses constructed in the subdivision. _ <br />An estimated cost to perform survey work, engineering, road <br />and drainage construction, permitting, etc.*,.is $ 1,437,500. <br />'In'addition there appears to be'an interest to bring County • <br />potable water into the area. <br />ALTERNATIVE <br />S AND ANALYSIS ,•, ,•'• a <br />Alternative No. 1. <br />Since the County does not grade roads in•the area with <br />the exception of 98th Avenue, Special Assessment <br />projects whereby 100% of the costs are assessed ,to <br />benefitted owners is proposed. The approximate cost <br />per lot will be $ 2,970.04. The project would be� <br />.placed on the Petition Paving list as a County <br />initialed project since a formal petition has not been <br />received. <br />Alternative No. 2 <br />Deny the request by the four property owners and leave <br />the subdivision as it currently exists. <br />RECOMMENDATIONS AND FUNDING <br />Alternative No. 1 is recommended whereby the County initiate <br />a 100% special assessment project for road paving and <br />possibly County water for the Vero Tropical Gardens <br />Subdivision. <br />ON MOTION by Commissioner Wheeler, SECONDED by <br />Commissioner Scurlock, the Board unanimously <br />initiated a 100% special assessment project for road <br />paving and possibly County water for the Vero <br />Tropical Gardens Subdivision, as recommended by <br />staff. <br />57 <br />V 0 5 1991 <br />BOOK'�'A.�t �1 <br />I <br />
