r <br />7c - <br />Boo F'f� t -lb- <br />As per section 902.05 of the Land Development Regulations, the <br />Planning and Zoning Commission shall consider whether a proposed <br />___comprehensive plan amendment is consistent with the overall growth <br />management goals and objectives of the county. Based upon its <br />review and consideration, the Planning and Zoning Commission shall <br />make a recommendation to the Board of County Commissioners <br />regarding the requested plan amendment and rezoning. The Board <br />shall then hold a public hearing to decide on the transmittal of <br />the proposed land use amendments to the Florida Department of <br />Community Affairs (DCA). <br />On September 26, 1991, the Planning and Zoning Commission sitting <br />as the Local Planning Agency voted 6-0 to recommend transmittal of <br />the proposed land use amendment request. <br />DESCRIPTION AND CONDITIONS <br />This is a request to amend the Comprehensive Plan and to rezone <br />property. • At this time, the Board of County .Commissioners will <br />consider only the proposed land use amendment, specifically whether <br />to transmit the proposed amendment to the Department of Community <br />Affairs (DCA). The proposed rezoning will be considered at the <br />final public hearing and only if the land use amendment is <br />approved. <br />The subject property is located on the 600 block of 37th. Street and <br />is presently owned by Ames, et. al., as Trustees. The land <br />includes a total of ±29.05 acres; ±20 acres of the property are <br />currently located outside the Hospital/Commercial Node boundary. <br />The request involves changing the land use designation for ±20 <br />acres from L-1, Low -Density Residential (up to 3 units per acre) to <br />Hospital /commercial Node, and rezoning ±29.05 acres from RS -3, <br />i 1 -FamilResidential District (up to 3 units per acre) and RM- <br />S ng e Y <br />3, Multiple -Family Residential District (up to 3 units per acre) to <br />expansion of <br />MED, Medical District. This request is considered an <br />Hospital/Commercial Node. The purpose <br />the U.S. #1 and 37th Street <br />of the request is to develop the property with medical uses. <br />Existinq Land Use Pattern <br />The subject property falls within two zoning categories; <br />located <br />r <br />approximately 10± acres of the subject property, <br />RM -3, Multiple -Family <br />immediately south of 37th Street, are zoned <br />zoned RS -3, Single -Family <br />Residential; the southern 19± acres are <br />Residential.
