REQUEST TO REZONE <br />APPROXIMATELY ±1.5 ACRES FROM CH TO CG (RZON-91-10-0098) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of January 14, 1992. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately ±1.5 acres from CH, Heavy <br />Commercial District, to CG, General Commercial District. The <br />subject property is located on the south side of 8th Street, east <br />of Old Dixie Highway. The property is owned by Wellington Stevens <br />and Anderton Investments, Inc. The applicant, Anderton <br />Investments, .Inc., intends to utilize the property with general <br />commercial uses. <br />On December 12, 19911 the Planning and Zoning Commission voted 5-0 <br />to recommend approval of this request to rezone to CG. <br />Existing Land Use Pattern <br />The subject property contains vacant land and an existing <br />commercial strip center which is part of the Glendale Industrial <br />Park. The entire property is zoned CH, Heavy Commercial District. <br />Adjacent properties to the north, east and south of the subject <br />Property are also zoned CH. The 5uRene Mobile Home Park lies to <br />the north of the subject property on the north side of 8th Street, <br />while the remainder of the Glendale Industrial Park is located to <br />the south of the subject property. ASR Utilities and Pan American <br />Engineering are located to the east. The land to the west of the <br />subject property and west of Old Dixie Highway is zoned RS -6, <br />Single -Family Residential District (up to 6 units/acre), and <br />contains single-family homes and vacant lots in the Reams Glen <br />Subdivision. <br />Future Land Use Pattern <br />The entire ±1.5 acres of the subject property and all adjacent <br />properties to the north, south and east lie within the U.S. #1 <br />Commercial/ Industrial Node (8th Street to lot Street S.W.) land use <br />designation. This designation permits various types of commercial <br />and industrial development. Land to the west of the subject <br />Property and west of Old Dixie Highway lies within the L-2, Low - <br />Density Residential - 2 (up to 6 units/acre), land use designation. <br />40 <br />
