Twor <br />Senior Planner, g- ge Planning <br />DATE: March 2, 1992 <br />RE: COUNTY INITIATED REZONING; OF APPROXIMATELY 3 ACRES FROM <br />CN TO RM -8 (RZON-91-11-0077) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of March 10, 1992. <br />DESCRIPTION AND CONDITIONS <br />This is a county initiated request to rezone approximately 3 acres <br />of land located at the northwest corner of State Road 60 and 74th <br />Avenue. The subject property. is owned by Paul V. and Denise E. <br />Minotty. Currently, the property is zoned CN, and until recently <br />was designated as a neighborhood commercial node. <br />Pursuant to the provisions of Section 911.10(9)(b)2.e. of the <br />county's land development regulations, a progress report on the <br />status of development of this neighborhood commercial node was <br />presented to the Board of County Commissioners on November 19, <br />1991. This report provided information to the Board of County <br />Commissioners regarding the node's development status and regarding <br />the Board's alternatives of terminating or extending node approval . <br />At that meeting, the Board of County Commissioners voted 5 to 0 to <br />terminate the neighborhood commercial node designation and direct <br />staff to initiate the rezoning process for the subject property <br />from CN to RM -8. <br />On January 9, 1992, the Planning and Zoning Commission voted 5 to <br />1 to recommend that the Board of County Commissioners approve the <br />rezoning of the subject property to PRO, Professional Office <br />District, as requested by the owner, instead of staff's <br />recommendation to rezone to RM -8, Multiple -Family Residential <br />District. <br />Existing Land Use Pattern <br />The subject property is currently vacant land designated as M-1, <br />Medium Density Residential - 1 (up to 8 units/acre) on the county's <br />future land use plan map, and is zoned CN, ( Neighborhood Commercial <br />District). Properties to the north and west are zoned RM -8, <br />Multiple Family Residential District, (up to 8 units/acre); this <br />area consists of the Indian River Estates Life Care Facility. Land <br />to the east across 74th Avenue is zoned RMH-S, Mobile Home <br />Residential District (up to 8 units/acre), and contains the Village <br />Green Mobile Home Park. To the south of the subject property is a. <br />±3 acre tract -designated as a neighborhood commercial node and - <br />zoned CN. This tract has been developed as the Seald Sweet <br />administrative offices. 26 <br />
