Simmons <br />Lot 8 and the Southerly ten (10) feet of Lot 6, Block 8, <br />Tropical Village Estates Subdivision <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of April 7, 1992. <br />DESCRIPTION AND CONDITIONS: <br />The County has been petitioned by Oscar C. Simmons, owner of the <br />subject property, for the release of the common three (3) foot side <br />lot utility and drainage easements of Lots 6 & 8, Block 8, Tropical <br />Village Estates Subdivision, being the southerly three (3) feet of <br />Lot 6, and the northerly three (3) feet of Lot 8. It is the <br />petitioner's intention to construct a single-family residence on <br />the subject property. <br />The current zoning classification of <br />Single -Family Residential District. <br />2, allowing up to six (6) units per <br />ALTERNATIVES AND ANALYSIS: <br />the subject property is RS -6, <br />The Land Use Designation is L - <br />acre. <br />The request has been reviewed by Southern Bell Telephone Company, <br />Florida Power & Light Company, Falcon Cable Corporation, the Indian <br />River County Utilities Department and the Road & Bridge and <br />Engineering Divisions. Based upon their reviews, it is staff's <br />position that there would be no adverse impact to utilities being <br />supplied to the subject property by the release of the easements. <br />RECOMMENDATION: <br />Staff recommends the Board, through the adoption of a resolution, <br />release the common three (3) foot side lot utility and drainage <br />easements, being the southerly three (3) feet of Lot 6 and the <br />northerly three (3) feet of Lot 8, Block 8, Tropical Village <br />Estates Subdivision, Section 24, Township 31 South, Range 38 East, <br />as recorded in Plat Book 4, Page 941/2, of the Public Records of <br />Indian River County, Florida. <br />25 <br />APR 0 71992 <br />MR <br />
