Davis, P.E., <br />Works Director <br />James <br />Public <br />SUBJECT: Property Acquisition for Public Parking <br />Along Jungle Trail <br />DATE: April 6, 1992 FILE: jung.agn <br />DESCRIPTION AND CONDITIONS <br />The County staff has been searching for undeveloped property <br />along Jungle Trail south of CR510 which could be- purchased <br />at a reasonable cost to provide parking for the general <br />public. Recently, several letters have been received from <br />County residents requesting parking along this area. In <br />addition, the Jungle Trail Management Plan recommends land <br />acquisition for Public Use. <br />Two parcels have potential as follows: <br />Site 1 Location - Western Parcel of Moon River Project <br />(see attached map) <br />Owner - Current receiver of Moon River Project - <br />is RTC - Management by BEI Ritz Property <br />Management <br />Size - 3.8 Acres, much of which is Environmentally <br />Sensitive <br />Dimensions 700' x 125' irregular <br />Number of Potential Parking - 10-20 spaces with <br />some environmental mitigation necessary <br />Zoning RM -6 <br />Appraised Value $ 160,500 <br />Parking would occur on north 40' of property and <br />south portion along the river be preserved <br />Site 2 Location - immediately west of site 1 (see <br />attached map) <br />Owner - Dan Pruess (representative) <br />Size - 1.93 Acres <br />Dimensions 712' x 125' x 44' irregular, much of <br />which is environmentally sensitive <br />Number of Potential Parking Spaces - 15 <br />Zoning RS -1 <br />Appraised Value - $153,000 <br />Parking would be provided on existing upland <br />areas. A .80 acre conservation easement <br />encumbers the property. <br />50 <br />
