Improvements on the property include the old jail building which <br />was renovated into office space and used by the City of Vero Beach Recreation <br />Department together with a 150 foot guyed tower containing cellular equipment. As you <br />may recall, the former jail site was recently leased to the Boys & Girls Club and St. <br />Francis Manor. The property containing the tower was not included in the lease <br />agreement with St. Francis Manor or the Boys & Girls Club. The County has a lease on <br />the tower site with PrimeCo Personal Communications_ LP (now Verizon Wireless) from <br />August 1997 running through 2022. Verizon is the only tenant on this tower. There is a <br />recorded easement for access that provides for tenants to gain access to the tower site. <br />The current rental_ rate_ paid by Verizon is $19,450.00 per year or $1,620 per month. <br />This tower was sited, engineered and constructed before cellular service existed. If <br />once held antennae used by the South County Fire District and the Sheriff's Department <br />but with the construction of newer, more strategically located towers, Verizon remains <br />the lone tenant on this structure. It is located within the city limits of the City of Vero <br />Beach and contains a generator and a small equipment shed. The County owned shed - <br />like building is in need of demolition and replacement..
