McCoy, AICP X-U�Senior Planner, Curfnt Development <br />DATE: August 11, 1992 <br />SUBJECT: Final Plat Approval for St. David's Island Subdivision <br />Phase II to be known as Plat 10 <br />PRD -86-11-07 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of August 25, 1992. <br />DESCRIPTION AND CONDITIONS: <br />St. David's Island (Phase II) is a proposed seven (7) lot <br />residential subdivision of a .96 acre parcel of land located in St. <br />David's Island (POD "G") of the Grand Harbor Development. The <br />overall preliminary PRD plan for St. David's Island (POD "G") was <br />approved by the Planning and Zoning Commission at its regular <br />meeting of January 12, 1989 for 90 zero lot line townhouses. The <br />developer later received approval to amend the plans to construct <br />55 zero lot line townhouses and 18 detached single family homes, <br />reducing the overall number of units within St. David's Island (POD <br />"G") from 90 to 73 units. <br />The .Phase II* final plat is in conformance with the amended and <br />approved preliminary PRD plat. The subject property is zoned RM -6, <br />Multi -Family Residential (up to 6 units per acre) and has an M-1, <br />Medium -Density Residential 1 (up to 8 units per acre) land use <br />designation. The proposed density for the Phase II area is 7.29 <br />units per acre, although the density of the overall Grand Harbor <br />project is #4 units per acre.
