Existing Policy 5.6: Background <br />• To allow and encourage development of mixed use PDs at certain <br />locations in residentially designated areas, Policy 5.6 was <br />developed in concept during the 2008 Evaluation and Appraisal <br />Report (EAR) process, adopted into Comprehensive Plan in 2010. <br />• Amended in 2013 — to allow fuel sales and alter timing of <br />commercial development construction <br />• The Reserve at Vero mixed use 20 acre PD developed under existing <br />Policy. <br />Proposed Amended Policy 5.6: Background <br />• In 2013, the Board authorized staff to pursue a number of <br />economic development initiatives including an analysis of <br />commercial zoning and mixed use allowances along SR 60 near <br />66th Avenue <br />• Staff coordinated with Indian River State College staff and <br />adjacent landowner regarding land use, shared infrastructure, and <br />future development near SR60 and 66th Avenue <br />■ IRSC not subject to County development review process <br />■ Focused on adjacent private property and shared access infrastructure <br />3/1/2017 <br />4 <br />
