OLD REPUBLIC NATIONAL TITLE INSURANCE COMPANY <br />OWNER'S POLICY <br />Schedule B <br />Policy No.: OXFL-08621881 <br />File No.: 47083096 <br />This policy does not insure against Toss or damage, and the Company will not pay costs, attorneys' fees, or <br />expenses that arise by reason of: <br />1. Any encroachment, encumbrance, violation, variation, or adverse circumstance affecting the Title that <br />would be disclosed by an accurate and complete land survey of the Land. The term "encroachment" <br />includes encroachments of existing improvements located on the Land onto adjoining land, and <br />encroachments on the Land of existing improvements located on adjoining land <br />2. Rights or claims of parties in possession. <br />3. Construction, Mechanic's, Contractors' or Materialmen's lien claims, if any, where no notice thereof <br />appears of record. <br />4. Easements, or claims of easements, not recorded in the Public Records. <br />5. General or special taxes for the year 2017 and subsequent years. <br />6. Restrictions, conditions, reservations, easements, canals, ditches, and rights of way and other <br />matters contained on the Plat of Indian River Farms Company Subdivision, as recorded in Plat Book <br />2, Page 25, Public Records of St. Lucie County, Florida; said lands now Tying and being in Indian <br />River County, Florida. <br />7. Decree in favor of the Indian River Farms Drainage District recorded August 18, 1921 in C.O. Book 2, <br />Page 493 and Quit Claim Deed recorded in Deed Book 19, Page 479, Public Records of St. Lucie <br />County, Florida. <br />8. Any inaccuracy in the area, square footage, or acreage of land described in Schedule A or attached <br />plat, if any. The Company does not insure the area, square footage, or acreage of the land.
