Purpose. The approved final plat is the official record <br />of the subdivision to be filed with the County Clerk. <br />It is verification that the subdivided land has been <br />developed substantially in accordance with the approved <br />preliminary plat (or that a bond has been posted which <br />will secure the development as specified in the final <br />plat). The final plat must be approved by the Board of <br />County Commissioners and recorded by the Clerk of the <br />• Circuit Court before the developer may sell any lot or <br />parcel. <br />2. Procedure. The final plat shall be submitted to the <br />Community Development Division at least thirty (30) days <br />prior to the regularly scheduled meeting of the Board of <br />County Commissioners during which the final plat is to <br />be considered. The plat shall be accompanied by: <br />a. A letter from the owner or owner's agent requesting <br />the Board to consider Final Plat approval for the <br />project. <br />b. A filing fee of 5425.00. <br />c. If the posting of security is required, a certified <br />cost estimate shall be prepared by the developer's <br />engineer and shall include the cost of surveying, <br />engineering and construction of all required <br />improvements in the required form. <br />d. Appropriate security for required improvements as <br />specified in Section 8 of this ordinance unless a <br />certificate of completion has been issued by the <br />Community Development Division. <br />e: Five (5) copies of the Final Plat drawing showing <br />required information and certifications. <br />f. Security for maintenance of publically dedicated <br />improvements, meeting the requirements of Section 0 <br />of this ordinance if a certificate of completion <br />has been issued. <br />A copy of the property owners' association <br />documents which accept the responsibility for <br />maintenance of all private streets, right-of-ways, <br />easements, recreation area, stormwater management <br />facilities•or other improvements, as applicable. <br />h. A copy of final protective covenants and deed <br />restrictions. <br />g• <br />
